Accounting for the added value of Passive House in real estate appraisals is a challenge. Fortunately, green appraisals are becoming more accessible, including specifically Passive House, through the work of the Appraisal Institute, and their Green Building Resources.
Of particular use is the appraisal addendum for green and energy efficient buildings and then, for commercial buildings – both linked here. The residential appraisal specifically recognizes Low-Energy Buildings, EnerPHit and Passive House certifications by PHI, while the commercial appraisal allows for insertion of certification obtained.
